A year ago, the urban community of Nantes Métropole map Euronantes contours, its downtown business district promising a capacity of 200,000 square metres of offices to build over ten years. This perimeter, located south of the train station and a part of the island of Nantes, includes existing office buildings and urban space to redial. Asking the milestones of a perimeter reserved primarily for tertiary attracted the interest of developers, in particular on the locations of the station. Broker insurance Henner thus commenced the construction of a building of 5.000 square metres, in which he has to settle as early as 2007.

On a nearby site, Cirmad and Bouygues real estate promoters are to be retained for a building of 8,000 square metres on a program that will have 16,000 total. The former football stadium Marcel-Saupin, nearby, will be rehabilitated by the Parisian team Ferrier-Gazeau-Paillard. Two forums will be killed to leave place to 12,000 square metres of tertiary buildings. More to the South, across the Loire River, Metropolitan chose the Nexity-Axa Reim group to deploy, on the place of the tripod in front of Loire, a program of 44.000 square meters, including 20,000 in offices. The complex will also include 9,000 metres square housing, 5,000 hotel square metres and 10,000 metres square of Commerce, the community to maintain a certain mix. Although the first deliveries are not expected before March 2009, the Veolia Environnement group already booked about 8,000 metres square on the site.

On the commercial part of this program, there is however a caution", noted Philippe Josse, Nantes Director of Atisreal Auguste-Thouard. Because at the same time, Nantes métropole will reconstruct, for delivery to the end of 2009, its centre Neptune offering 12,000 surfaces additional business. This site of EUR 55 million was entrusted to a constituted group Vinci estate, Rodamco Europe and Sogea constructor. The creation of such surfaces of sale over a short period of time aims to offset the weight of the periphery.

The rise of Euronantes is supported by an enabling environment. In 2005, the total of the surfaces of offices on the seventh French agglomeration has once again exceeded the 80,000 square metres, far superior to the average of the past decade volume. The increase in housing

La Chantrerie district, North of the city, looks also among major expansion of the tertiary real estate lands in Nantes. By opening this site a new boulevard, Nantes Métropole offers 40 hectares to urbanization, to build 270,000 m2 of premises including 160,000 awarded to private promoters.
